2012 Santa Maria CA End of Year Real Estate Market Update


Interesting figures in this end of year report.  An approximate 3% increase in home sold in a one year period in Santa Maria.  List prices came down, but actual sale prices didn’t move much, only a slight decrease.  So, 2012 had 99.2% sales price compared to list price, and 2011 had a 97.9% sales price to list price comparison.  So, even though average sale price edged down about $2654 in dollars, bargaining room from list price appears to have tightened.  The number of foreclosures decreased 18% while the number of short sales increased 21.8%.
